Patchworks Scheme in Walthamstow by Vistry Reaches Highest Point

On Tuesday 24th March Vistry, the UK's leading provider of mixed-tenure homes, 'topped out' Walthamstow's 583-home Patchworks development, alongside charitable housing association Newlon Housing Trust and Simple Life London, a leading provider of institutionally invested build-to-rent (BTR) housing, together with Waltham Forest Council. To mark the occasion, Vistry and Waltham Forest Council presented Newlon and Simple Life London with a ceremonial trowel to celebrate the 18-storey Block F reaching its highest point.

Patchworks Scheme in Walthamstow by Vistry Reaches Highest Point

Located on the site of the former Homebase in Forest Road, Patchworks will deliver 583 high-quality mixed-tenure homes once complete. 228 of these will be affordable homes for Newlon, offering a mix of London Affordable Rent and shared ownership homes, with the remaining 355 homes forming part of a build-to-rent development in partnership with Sigma’s Simple Life London brand.

With support from the council and in partnership with Newlon and Sigma, Vistry is delivering a high-quality and energy-efficient development at Patchworks that reflects the heritage and culture of the area, alongside new commercial and co-working space, in addition to attractive recreational green spaces and play areas. Environmental improvements will also be made along Forest Road, with the addition of 80 new trees and the introduction of new pedestrian routes which will integrate with the existing network.

Kevin Delve, Managing Director of Vistry East London, said: “This is an important milestone for the delivery of a fantastic new scheme for Walthamstow, helping to meet the chronic need for high-quality new homes in the mix of tenures that local residents need. We are very pleased to be working in partnership with Sigma, Newlon with support from Waltham Forest Council to celebrate this swift progress on what will become a vibrant new neighbourhood for local people.”

Councillor Ahsan Khan, Deputy Leader and Cabinet Member for Housing and Regeneration, said: “Part of our role as a council is to help bring forward private development that meets the needs of residents, providing affordable homes, green spaces and job opportunities as part of our Inclusive Growth ambitions. This site sat still after the previous builder went into administration, and we worked hard with Vistry, Newlon Housing Association and Sigma to bring it forward. Reaching this point is a huge achievement that we’re proud of. We continue to work with the Greater London Authority, including on projects such as Patchworks, to deliver more affordable housing across Waltham Forest.”

Stuart Churchward, Development Director at Sigma Capital on behalf of Simple Life London, added: “We’re delighted that Patchworks has reached such a significant milestone in the journey of delivering much-needed, high-quality homes in Walthamstow. Given the extraordinary challenges which the delivery of this development has faced, following the insolvency of the previous Contractor, it was great to celebrate the achievement with other stakeholders. We are proud to introduce 355 rental properties under our Simple Life London brand, helping to create a vibrant neighbourhood while offering residents a seamless, professional renting experience and a strong sense of community.”
